      <image:caption>Penn Ave Loft 1 Location: Pittsburgh, PA  Status: Construction completed 2005 Size: 2,200sf Cruze Architects served as owner/developer, architect and contractor for this two story, 12,000 square foot masonry building. Originally built as a car dealership in the 1920’s (but subsequently used as a commercial bakery, a dance studio, and a used car dealership), it had declined into a neglected, nearly windowless warehouse. New work included a complete renovation of the exterior, build out of two new commercial spaces on the first floor and three loft rental apartments on the second floor.   Loft #1 is an adaptive re-use of what was once a dance studio in the front half of the second floor.  The existing oak dance floor was retained within the loft, but the portion of the flooring which was outside the new loft footprint was salvaged and used as cladding on the walls. The original roof trusses and decking were exposed and sandblasted, allowing them to display their full height of 28 feet above the second floor.  New insulation installed above the roof decking, operable skylights built into a new raised roof spine, and high mounted ceiling fans help maintain the temperature within the large volume.    </image:caption>

It suffered, however, from an awkward drive-through entrance sequence and a small, dark kitchen and dining area. The clients wished to reorient the driveway, enclose the porte cochere, and rework the core area to bring light and views into the house. They also required an addition for an office and exercise studio. Following the original house's lead, Cruze Architects mirrored the living room structure for the addition, framing a new entrance that orients views towards the pond. A long stone wall, designed to match the original fireplace and site walls, leads guests towards the entrance and provides privacy to the dining terrace. A new cathedral ceiling and a dramatic ridge skylight make the kitchen area bright and airy. Perhaps the most remarkable thing about the Indian Hill House is that the project proceeded from initial conception to completion in six months.    </image:caption>

Behind it is a steel shed building, circa 1900, originally used as a tempering hall for the large saw blades Hunter Saw and Machine Company produced for the steel industry. Adjacent to the original building is a small office structure, likely added in the early 1900's, that housed the payroll office with two walk-in vaults. When Cruze Architects acquired the Hunter Saw Complex in 2012, it had been neglected for many years. During heavy rains, two dozen five gallon buckets strategically placed under the largest holes in the roof needed to be emptied frequently. Construction completed to this point includes a new corrugated acrylume roof, exterior masonry repair and repointing, replacement of water damaged timber framing, interior sandblasting, and new windows in the main building.  </image:caption>
